Customer vs. Client

What's the difference?

Customer

At this moment, you are a customer, a licensee is not obligated to keep confidential any information that you provide.

Therefore, use care in revealing any pertinent information that can hinder your bargaining position.

You should expect a licensee to:

  Treat all prospects honestly and fairly;

  Disclose all material defects known regarding the condition of a property;

  Provide reasonable care and skill for any funds entrusted to the broker;

  Comply with all state and federal laws regarding real estate matters;

  Show properties;

  Prepare and convey offers; and

 Provide information and administrative assistance.

Client/Principal

Becoming a Client/Principal through a written agreement

You should expect a licensee to:

 Lawfully owe their principal fiduciary duties and responsibilities;

 Treat you with the utmost respect, candor and rectitude;

 Provide unparalleled negotiation and communication skills;

 Counsel, guide and serve as an expert advisor;

 Keep clients up-to-date with the latest real estate market data, trends and laws;

 Problem-solve any issues that may arise at any time during the sale or purchase of a property;

 Use integrity and analytical skills when negotiating on a property, especially during an inspection, as it is one of the most significant influences in the final sale of a property;

 Safeguard and protect your interests at all times;

*CAVEAT: SELLER - Does not include withholding from a buyer any known material facts or misrepresentation concerning the condition of the seller's property. By doing so, would constitute misrepresentation and impose liability on both the broker and seller.
